Quality of income
Documented rent rolls, long-term tenants, and low delinquency support a higher price than under-the-table or inconsistent income.
Occupancy & rent vs. market
Stabilized occupancy and rents close to market are worth more. Heavy vacancy or far-below-market rents are usually priced as upside.
Infrastructure condition
Water, sewer, electric, and road condition matter more than cosmetics — especially for RV and mobile home parks.
Utility setup
Direct-billed (sub-metered) utilities and city water/sewer typically value higher than master-metered or well/septic.
Expenses & management
Clean books, reasonable expense ratios, and whether the property is owner-operated or professionally managed all affect the multiple.
